Because of the great many circumstances in which someone might decide to sell their home, writing real estate prospecting letters can be a time-consuming process for agents.

That said, the more time you spend crafting letters to prospective sellers, the less time you have to actually help them sell.

Real estate prospecting letters are useful when making personal introductions to potential sellers and, just as importantly, establishing a relationship with them.

But let’s face it: you’ll probably say a lot of the same things to each buyer you reach out to. So, why not use a prospecting letter template to handle the boring stuff and personalize the rest as needed?

Here are some real estate prospecting letter templates for the more common cases you’ll run into. We'll dig into each one with specific examples:

  1. The introduction
  2. Former clients
  3. Neighborhood sales
  4. For sale by owner
  5. Expired listing
  6. Foreclosure
  7. Divorce
  8. Engagement

Let’s start with the basics, then work our way into more specific use cases.

The introduction

This is the real estate prospecting letter template to use if you don’t have much information to go on (or if you’re a new agent to the area and want to introduce yourself).

Hello [Prospect],

My name is [Name] and I’m a real estate agent with [Company].

[Location] is a wonderful place, isn’t it? I saw that you were in the neighborhood and wanted to introduce myself.

I understand how confusing and taxing a matter like real estate can be when handling it on your own, so if you have any questions, drop me a line.

Whether you’re in the market to purchase a new home or you’re in a position to sell, I’m just a phone call away with all the answers and support you need.

Sincerely,

[Signature]

Former clients

Send this real estate prospecting letter to clients that purchased a home through you in the past.

Hello [Client name],

I hope this letter finds you well!

It’s been [time frame] since I assisted you in the purchase of your home at [address], and I wanted to see how everything is going.

I’m not sure if you were aware of this, but prices for homes in your area are at an all-time high right now, with many going for as much as $[maximum sales estimate]. With inventory being so low, buyers are willing to pay top dollar for homes just like yours, so I wanted to present this opportunity to you as well.

I do have a few interested buyers who have approached me about homes in [City or Neighborhood]. If you’d like to chat about the possibility of a sale, please don’t hesitate to contact me. It would be my pleasure to work with you again.

Regards,

Neighborhood sales

This kind of real estate prospecting letter is another way to motivate targeted homeowners to sell by leveraging what’s happening in the neighborhood around them.

Hello [Name],

My name is [Name] and I’m a real estate agent with [Company]. I’ve helped homeowners purchase and sell property in [neighborhood] for [time period] years. Most recently, I helped your neighbor at [address] sell their [size of home]-bedroom home.

If you are considering selling your property, I’d be happy to assist. With a number of buyers showing interest in homes in your neighborhood, now is the perfect time to take advantage of the increased interest in homes like yours.

Whether you’re planning to sell soon or simply want to weigh your options, feel free to get in touch for a no-obligation price evaluation.

Sincerely,

For sale by owner notice

As you scour your local sales area, you’re bound to encounter For Sale by Owner signs that have been sitting out for too long. Use this real estate prospecting letter to get in touch.

Hello [Name],

My name is [Name] and I’m a real estate agent with [Company].

I’ve helped homeowners purchase and sell property in [Neighborhood] for [time period] years and noticed that yours went on the market [days/weeks/months] ago. It’s a tough market out there, especially when you decide to do it alone.

That said, I have helped clients sell their homes at significantly higher prices than what they were capable of negotiating on their own.I’d be happy to assist you in quickly turning this sale around and for a price that’s both fair and profitable to you.

If you’d like my assistance, let’s set up a time to discuss your goals and create an action plan to get your home off the market quickly.

Sincerely,

Expired listing

Use this real estate prospecting letter to connect with sellers whose listings have expired.

Hello [Name],

My name is [Name] and I’m a real estate agent with [Company].

Recently, I helped your neighbor at [address] sell their home and recognize there’s a great demand for properties there.I took an interest in your listing when it first appeared [time period] ago.

However, it appears to have expired and I wanted to see if I could help.I understand how time-consuming and stressful it is to sell one’s home, especially when under a time constraint. Which is why I’d like to offer my expertise and knowledge of your particular neighborhood and help get this house off your hands quickly.

I have some ideas for what we can do to sell your home and would love to discuss them with you. If you’d like to chat, give me a call and we can make a plan to get that home sold!

Sincerely,

Foreclosure

This real estate prospecting letter should be used for prospects facing foreclosure.

Hello [Name],

My name is [Name] and I’m a real estate agent with [Company]. I’ve been helping homeowners escape from underwater mortgages for [time period] years and I think I can help.

There are a number of decisions that have to be made when your financial well being is challenged. Just know that this roadblock is temporary and that you have options for getting around it.

Whether we’re pursuing the foreclosure process or opting for a quick sale, I’ll be with you every step of the way. You have a number of options available, and a lot to understand with each, so it’s important to have an expert guide you through the process.

If you’re interested in discussing your options as well as next steps, please don’t hesitate to give me a call.

Sincerely,

Divorce

This is another tricky one to tackle, but if you keep it short and the point, you can help recent divorcees get through this difficult time.

Hello [Name],

My name is [Name] and I’m a real estate agent with [Company]. If I can, I would like to be of assistance in helping you navigate this turbulent time.

A divorce is never easy, especially when there is a shared home involved. Just know that you have a number of options available when it comes to your home.

In order to determine the best course of action, it’s probably best to have a brief discussion about your home, your financial goals, and any questions you may have about your options. Then, we can formulate a plan for next steps towards selling your home or buying out your spouse.

This can get complicated and add to the stress of divorce, so I’d highly recommend working with someone, even if it’s not me, as opposed to trying to work this out on your own. I’ve assisted dozens of clients in the sale or refinancing of a marital home and can guide you through the process.

If you’d like to chat, just give me a call.

Sincerely,

Engagement

There is another kind of major life event that would prompt a homeowner to sell (and perhaps buy) a home. Use this letter for clients that recently got engaged or married.

Hello [Name],

Congratulations!

As you embark on this journey with your mate, there is a lot going on around you. While this is a happy occasion, it can also be a stressful time for many couples, which is why I am reaching out.

My name is [Name] and I’m a real estate agent with [Company].

I know that every couple dreams of moving into that perfect first home together as their two lives merge. But with everything else going on, it can be difficult to find time to offload your current homes while simultaneously searching for your new forever home.

I’ve helped first-time homeowners sell and purchase property in [Neighborhood/City/State] for [time period] years, and would be thrilled to help you start your new life together on the right foot.

If you’d like to learn more about your options, please get in touch!

Congrats again,

Ready to close more real estate sales?

As you can see, the real estate prospecting letters above are all relatively short. That said, these templates are yours to use and customize as you see fit. If you have more to say in order to persuade the buyer to let you help them sell, feel free to adjust the messaging. We just have a few last tips for you:

When sending lengthier messages, email is your best bet. However, if your message is short, consider turning your real estate prospecting letter into a handwritten note.
